Existing Building Feasibility Study & Occupancy Evaluation
The owner sought to explore whether an existing cellar, historically identified as a cellar under the original Certificate of Occupancy, could potentially qualify as a basement under current New York City regulations. The objective was to determine whether the building could legally accommodate an additional dwelling unit while addressing an existing violation.
Architectural services included documenting existing conditions, reviewing historical records, evaluating the building's relationship to current zoning and building regulations, and preparing preliminary drawings to support discussions with the Department of Buildings.
Following completion of the feasibility study, the owner elected not to proceed with the proposed reclassification.
